Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character and appearance of the listed building in accordance with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, rainwater goods and internal and external doors and the location and finish of the gas meter boxes has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the listed building in accordance with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That the bricks bond and mortar used to construct the infill panel below the new window in the front elevation shall match the existing brickwork on the front elevation in colour, type and texture. Reason: To safeguard the character of the listed building in accordance with Policies G1, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Classes A, B, C,D or E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within those classes shall be carried out unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure the development is not unneighbourly in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That the parking shall be provided in accordance with the details shown on drawing no 7487-03-15 prior to the first occupation of the dwellings. The parking spaces shall be maintained and retained as such. Reason: To ensure that there is adequate parking on the site in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That the details of the fencing for the amenity areas for the new dwellings shall submitted to and approved in writing by the Local Planning Authority prior to the commencement of development on the site. The amenity areas shall be laid out as approved and as shown on drawing 7487-03-15 prior to the first occupation of the dwellings and shall be maintained and retained as such. Reason: To safeguard the amenity of residents in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.

That a scheme for the sound insulation between existing neighbouring properties and the units shall be submitted to and approved in writing prior to the commencement of development on the site. The sound insulation scheme shall be provided in accordance with the approved scheme prior to the first occupation of the new dwellings and shall be retained as such. Reason: To protect the amenity of occupants of the neighbouring property in accordance with Policies G1 and H4 of the adopted South Oxfordshire Local Plan.
