That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking and re-enacting that Order), no structures or additional fencing or walls shall be constructed on the land without the prior grant of planning permission from the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies C3 and H17 of the adopted South Oxfordshire Local Plan.

That details of the proposed tree planting, as set out in Agent's letter dated 22 March 2004, shall be submitted to and approved by the Local Planning Authority in writing. The trees shall be planted within the first planting season following the date of this decision and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies C3 and H17 of the adopted South Oxfordshire Local Plan.
