Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing house unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the existing hedge along the east boundary of the site shall be retained and maintained at a height of not less than 3 metres, and if it dies or is seriously damaged or destroyed within three years of the completion of the development it shall be replaced and the replacement shall be properly maintained. Reason: To safguard the character and appearance of the area in accordance with Policies G1 and G8 of the South Oxforshire Local Plan.
