The proposals are contrary to policies H12, G8 and C3 of the adopted South Oxfordshire Local Plan, to policies H13 and G6 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft 2003) and to advice contained in the South Oxfordshire Design Guide, in particular sections BD1, BD7 and BD13. Having regard to the prominent position of the building and to the inappropriate design and detailing of the extensions proposed, the proposal would result in an inappropriate form of extension that would detract from the form and detailing of the existing property and be detrimental to the character and visual amenity of the area, which lies within an Area of Great Landscape Value.
