That having regard to its inappropriate details of design the proposed two storey glazed extension would result in an incongruous form of development that would fail to respect the existing character and form of the property and would be detrimental to the visual amenity of the area that lies within the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly Policies G1, G5, G8, C2 and H12 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly Policies G2, G6, G4, C2 and H13.
That having regard to its proximity to the boundary of the site with Flint Cottage, the two storey glazed extension would result in an unneighbourly form of development that would overlook Flint Cottage resulting in loss of privacy detrimental to the residential amenities of the occupiers of the property. Therefore, the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly Policies G1 and H12 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly Policies G2 and H13.
