Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That a sample of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policies G8 and H12 of the South Oxfordshire Local
Plan.
That the weatherboarding proposed for the external walls of the recreation room shall be dark stained.
Reason: To ensure that the details of the development are satisfactory in

That the linked extension providing additional living accommodation shall only be occupied and used in connection with and ancillary to the use of Cherry Hill House as a single residential unit and shall not be let or occupied separately.
Reason: As the separate occupation of the accommodation would represent an
undesirable sub-division of the property in the countryside and would
result in inadequate standards of amenity and privacy to the detriment
of the character and appearance of the Chilterns Area of Outstanding
Natural Beauty in accordance with Policies G1, C2 and H6 of the
South Oxfordshire Local Plan.
