Conditions / Refusal Reasons
That having regard to its location forward of the adjacent building Thames Lodge and to its size, bulk and inappropriate details of design, the proposed building would detract from the character and appearance of the Henley-on-Thames Main Conservation Area. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1, G8, H4 and CON10 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policies G2, G6, D1, H4 and CON10.
That having regard to its size, height and bulk and its location close to the boundary with adjoining properties the proposed building would result in an oppressive and overbearing form of development that would be detrimental to the amenities currently enjoyed by the occupiers of adjoining residential and commercial premises. Therefore the development would be contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policies G1 and H4 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policy G2 and H4.
That the development would fail to make provision for off-street car parking to serve the proposed residential units contrary to the provisions of the Council's Adopted South Oxfordshire Local Plan, particularly policy G10 and the South Oxfordshire Local Plan 2011 (Second Deposit Draft), particularly policy T2.
