That the works hereby permitted shall be begun before the expiration of five years from the date of this consent.

Reason: By virtue of Sections 18 and 74 of the Planning (Listed Buildings and 
               Conservation Areas) Act 1990.

That demolition work shall not commence until a contract for the redevelopment of the site in accordance with a planning permission has been entered into and approved in writing by the Local Planning Authority.

Reason: To safeguard the character and appearance of the Henley-on-Thames 
               Main Conservation Area in accordance with Policy CON9 of the 
               adopted South Oxfordshire Local Plan.
