That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any works hereby approved, a detailed schedule of works shall be submitted to and approved by the Local Planning Authority. All existing original features shall be retained in situ unless it is specifically shown on the approved plans that they are to be removed. Reason: To secure the safety and protection of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any of the works hereby approved, details of all repairs to the timber framing including a method statement shall be submitted to and approved by the Local Planning Authority. Reason: To secure the safety and protection of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That the new rooflights shall be conservation type and so retained. Reason: To secure the safety and protection of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To secure the safety and protection of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.
