Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON10 of the adopted South Oxfordshire Local Plan.

That the office area shall be confined to the area marked office on plan reference AJS/BS/05, shall be used only by the occupiers of Dairy Farm and shall at no time be occupied or used separately from the residential property on the site. Reason: To secure the proper planning of the locality in accordance with Policies G1 and E9 of the adopted South Oxfordshire Local Plan.
