Conditions / Refusal Reasons
That the proposals are contrary to policies G8, CON7 and CON10 of the Adopted South Oxfordshire Local Plan, to policies G6, CON7, CON10 and H13 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003), and to advice contained in the South Oxfordshire Design Guide, sections CP2 and DB1. Having regard to its excessive size and unsatisfactory flat roofed design the proposed garage and store would result in a form of development that would detract from the setting of 31 Upper High Street, a Grade II Listed Building, and would fail to preserve the character and appearance of the Thame Conservation Area.
That the proposals are contrary to policies G8 and C16 of the Adopted South Oxfordshire Local Plan and to policy C10 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). The erection of the garage and store in such close proximity to the adjacent trees would be detrimental to the long-term health of these trees which are an important and prominent amenity feature in the centre of the Thame Conservation Area.
