Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

The samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, COn10 and C11 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies G1, G8, CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details submitted as part of the application, full door and window details and specifications shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That the repair of the existing brick and flint plinth wall shall be carried out using traditional building techniques and a sample of this work shall be inspected and approved on site and in writing prior to the completion of the repointing work. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That the wattle and daub panels in the single storey range shall be repaired in accordance with details to be submitted to and approved by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON1 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the works hereby approved, a full schedule of works shall be submitted to and approved by the Local Planning Authority. Reason: To secure the safety and protection of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.
