Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That notwithstanding any indications as to these matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the building.
Reason: To ensure that the details of the development are satisfactory and
to accord with policy G8 of the Council's adopted South
Oxfordshire Local Plan.
That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development.
Reason: To protect local amenities and to accord with policy G9 of the
Council's adopted South Oxfordshire Local Plan.
That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the first use of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings and to
accord with policy G9 of the Council's adopted South Oxfordshire
Local Plan.
That the pavilion shall not be used until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. ALP 328 04B; and such parking provision shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities and to accord with
policy G11 of the Council's adopted South Oxfordshire Local Plan.
That prior to the first use of the building safe and secure parking for 6 bicycles shall be provided in accordance with a scheme that shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: To accord with policy G11 of the Council's adopted South Oxfordshire
Local Plan.
That any external lighting of the building or car park shall only be carried out in accordance with a scheme that shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: To protect the character and amenities of the area in accordance with
policies G1 and C3 of the Council's adopted South Oxfordshire Local
Plan.
Prior to the commencement of any site works (including any site clearance) protected areas shall be designated for all existing trees which are shown to be retained and shall be protected in accordance with a scheme (to include advice contained in BS5837:1991) which shall first have been submitted to and agreed in writing by, the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees that are visually important in accordance with
policies G8 and C16 of the Council's adopted South Oxfordshire
Local Plan.
