That Oxens Piece was allowed as a rural exceptions scheme which includes a requirement that the housing remains affordable in perpetuity. It is considered that the size of the extension is such that the property could no longer be considered as affordable and would be contrary to Policy H8 of the adopted South Oxfordshire Local Plan and Policy H10 of the approved South Oxfordshire Local Plan 2011 Second Deposit (Draft).

That having regard to the design details of the roof and to the relationship of the extension to existing building, the proposal represents an unacceptable form of development that does not relate well to the existing structure and is not in keeping with its character or appearance. As such, the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan, Policies G2 and H13 of the approved South Oxfordshire Local Plan 2011 Second Deposit (Draft) and the advice contained in Section 4.4 of the approved South Oxfordshire Design Guide.
