Conditions / Refusal Reasons
That approval of the details of the design and external appearance of the building(s), and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is in outline only and not accompanied by detailed plans.

That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of 3 years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the reserved matters referred to in Condition 2 shall include a survey drawing showing existing ground levels and proposed finished slab levels. Reason: To safeguard the character of the area in accordance with Policies G1 and H11 of the adopted South Oxfordshire Local Plan.

That the development hereby permitted shall be begun either before the expiration of 3 years from the date of this permission, or before the expiration of 3 years from the date of approval of the last of the reserved matters to be approved whichever is the later. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved by the Local Planning Authority a scheme of landscaping which shall show all existing trees on the site and details of any to be retained. The scheme should also show details of trees and shrubs to replace any which are to be removed. This scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. Reason: To protect local amenities and to comply with Policies G1 and G9 of the adopted South Oxfordshire Local Plan.

That the existing trees and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development , whichever is sooner;and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damamged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings and to comply with Policies G1 and G0 of the adopted South Oxfordshire Local Plan.

That the dwellings shall not be occupied until the means of access between the land and the highway has been formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified have been undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 03123-P01 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That no surface water to be discharged onto the public highway. Reason: In the interests of highway safety and convenience and to comply with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.

That the dwelling on Plot 1 shall be single storey only. Reason: To ensure that the development is not incongruous in accordance with Policies G1, CON7 and CON15 of the adopted South Oxfordshire Local Plan.
