Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and CON10 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any indication given on the approved plan, the garage shall be located a minimum of 4.5m from the walnut tree in the garden of 49 Manor Road. Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any indication given on the approved plan, the foundations shall be constructed in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. The scheme shall be designed to minimise root disturbance to the walnut tree. Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.
