Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character and appearance of the Wallingford
Conservation Area and in accordance with Policies G8 and CON10
of the adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the Wallingford
Conservation Area and in accordance with Policies G8 and CON10
of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no extensions or insertion of any additional windows in any of the elevations including the roof space, unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly, to safeguard
the character and appearance of the Wallingford Conservation Area
and in accordance with Policies G11 and CON10 of the adopted
South Oxfordshire Local Plan.
That the bonding and mortar mix for the new brickwork shall be in accordance with details to be submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To safeguard the character and appearance of the Wallingford
Conservation Area and in accordance with Policies G8 and CON10
of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities and in accordance with
Policy G11 of the adopted South Oxfordshire Local Plan.
That rooflights shall be of the conservation type and shall be so retained.
Reason: To safeguard the character and appearance of the Wallingford
Conservation Area and in accordance with Policies G8 and CON10
of the adopted South Oxfordshire Local Plan.
That no development shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority.
Reason: To safeguard the recording and inspection of matters of
archaeological importance on the site in accordance with
Policy CON16 of the adopted South Oxfordshire Local Plan.
