Description
Erection of four two storey dwellings and three single storey dwellings, together with access road, carports and parking. (As amplified by letter from Agent dated 15th January 2004, and amended by plans accompanying letter from Agent dated 2nd March 2004).
Conditions / Refusal Reasons
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in
accordance with Policy G8 of the adopted South Oxfordshire Local
Plan and Policy H4 of the approved South Oxfordshire Local Plan,
2011, Second Deposit Draft.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in
accordance with Policies CON10 and G9 of the adopted South
Oxfordshire Local Plan and Policies CON10 and H4 of the approved
South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no alterations or extensions including the insertion of dormers, rooflights or additional window shall be undertaken to Plots 5, 6 and 7 unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To protect local amenities in accordance with Policies CON10 and H4
of the adopted South Oxfordshire Local Plan and approved South
Oxfordshire Local Plan, 2011, Second Deposit Draft.
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.

Policy G10 of the adopted South Oxfordshire Local Plan and
Policy D10 of the approved South Oxfordshire Local Plan, 2011,

That the garage and carport accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority.
Reason: In the interests of highway safety and convenience in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan and
Policy D2 of the approved SOuth Oxfordshire Local Plan, 2011,
Second Deposit Draft.
That the parking provision shall be as shown on the deposited drawing, reference 0307 P07 Rev C all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: In the interests of highway safety and convenience in accordance with
Policy G10 of the adopted South Oxfordshire Local Plan and
Policy D2 of the approved SOuth Oxfordshire Local Plan, 2011,

That the dwellings shall not be occupied until the existing access to Brinkinfield Road is permanently and effectively closed in accordance with a scheme to be submitted to and approved by the Local Planning Authority.
