That, having regard to the size of the proposed extension, the prominent position of the property on rising land and its location forward of neighbouring buildings, the proposal represents an unacceptable form of development that is out keeping with the character and scale of the existing building and the surrounding development which would be detrimental to the visual amenity of the area. As such the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan, Policies G2 and H13 of the approved South Oxfordshire Local Plan 2011 Second Deposit (Draft) and the advice contained within Section 4.6 of the adopted South Oxfordshire Design Guide.
