That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character and appearance of the listed building and the Conservation Area and to comply with policies G1, H12, Con 7 and Con 12 of the adopted South Oxfordshire Local Plan.
