That, having regard to the incongruous design of the proposed extension on the south elevation, and the variation of roof forms on the east elevation, the proposed alterations and extensions would result in significant extensions of an awkward and clumsy nature to a property which has already been extensively extended and would detract from the character and appearance of the grade II listed building so being contrary to policies G1, Con 5 and Con 6 of the adopted South Oxfordshire Local Plan, policies G2 and Con 4 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and paragraph 3.13 of PPG 15.
