Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external wall forming the south elevation of the conservatory shall be submitted to and approved by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details shown on the submitted plans the windows in the east facing elevation of the conservatory facing the River Thames shall be so designed to have limited outward opening. A detailed specification of these windows shall be submitted to and agreed in writing with the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory and to ensure that the windows do not encroach over the public footpath in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details shown on the submitted plans details of the proposed bollards and their location on the river frontage shall be submitted to and agreed in writing with the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory and in order to protect the rights of passage over the public footpath in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That a scheme including details of works and measures proposed to control the emanation of fumes and odours from the premises as proposed to be altered including details of alteration to the existing systems as a result of the proposed works shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: In the interests of public health and to avoid pollution in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
