Conditions / Refusal Reasons
That, the proposed extension, in particular raising the roof of the building to provide additional accommodation, does not represent a limited extension to the dwelling which has already been previously extended. As such, it would represent an inappropriate form of development as defined in Planning Policy Guidance Note 2 Green Belts and would detract from the character of the existing property and the amenity of the area. As such, the proposed development would be contrary to policies G8, H12 and GB2 of the adopted South Oxfordshire Local Plan, policies G6, H13 and GB2 South Oxfordshire Local Plan 2011 Second Deposit (Draft), Planning Policy Guidance Note 2 and the advice in the South Oxfordshire Design Guide. No very special circumstances have been put forward to override the presumption against this development.

That having regard to the substantial increase in the roof height, the design and positioning of the rooflights and the size and scale of the porch, the proposal represents an unacceptable form of development that does not relate well to the proportions of the existing dwelling and would detract from the character and appearance of the building and the amenity of the area that lies within the Oxford Green Belt. As such, the proposed development would be contrary to policies G8, H12 and GB2 of the adopted South Oxfordshire Local Plan, policies G6, H13 and GB2 South Oxfordshire Local Plan 2011 Second Deposit (Draft), Planning Policy Guidance Note 2 and the advice in the South Oxfordshire Design Guide.
