Having regard to the limited size and steeply sloping nature of the site, the proposal would result in a cramped form of development resulting in unsatisfactory standards of environment and residential amenity for the occupiers of the proposed dwelling and would be out of keeping with the more spacious plots in the locality contrary to policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan and policies G2, G6 and H4 of the South Oxfordshire Local Plan First Deposit Draft June 2011 and Section 4.2 of the South Oxfordshire Design Guide.

The erection of a two storey dwelling on this site would adversely affect the existing attractive views into the Conservation Area and particularly of Rock House from the application site and as such would detract from the character and appearance of trhe appearance of the Conservation Area and the setting of the adjacent listed building so being contrary to policies Con 15 of the adopted South Oxfordshire Local Plan and Con 11 of the South Oxfordshire Local Plan 2011 First Deposit Draft and advice in PPG 15.
