That having regard to its size, scale and relationship to the adjoining properties Nos 10 and 12 Honey Lane, the proposed two storey rear extension would be unneighbourly by reason of being overbearing and overshadowing and having an intrusive impact on these adjoining properties detrimental to the residential amenities of occupants of those properties contrary to Policy H12 of the adopted South Oxfordshire Local Plan, Policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.6 of the adopted South Oxfordshire Design Guide.

That having regard to its size, scale and relationship with the existing dwellinghouse the proposed two storey extension would represent an inappropriate and incongruous form of extension detrimental to the character and appearance of the existing dwellinghouse and to the character of the area contrary to Policies H12 and G8 of the adopted South Oxfordshire Local Plan, Policies H13 and D1 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.6 of the adopted South Oxfordshire Design Guide.
