Reason: By virtue of Sections 91 to 95 of the Town and Country Planning

That samples of the materials to be used for the walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

Reason: To ensure that the details of the development are satisfactory and to 
               comply with policies G1, Con 8 and Con 10 of the adopted South 
               Oxfordshire Local Plan.

That the gates and wall shall be erected in accordance with the details shown on drawing 0226-P03A received on 28 January 2004.

Reason: To secure the proper planning of the locality and to comply with 
               policies Con 8 and Con 10 of the adopted South Oxfordshire Local 
               Plan.
