Conditions / Refusal Reasons
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. The scheme shall include details of the trees on the western boundary of the site to be retained, and the measures to be taken to secure the retained trees protection during the course of works, in accordance with B.S. 5837:1991. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. The samples shall include full details of the method of construction of the walls indicating joint detailing at corners, mullions, stairtowers etc. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the whole of the roads and footpaths shown on layout plan accompanying the application, and all surface water drainage works, be laid out and constructed in accordance with a specification to be agreed with, and in all respects to the satisfaction of, the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 010A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That details of all external lighting shall be submitted to and approved in writing by the Local Planning Authority prior to the first occupation of the building. No external lighting (other than approved) shall thereafter be provided. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That no deliveries to the site shall take place between 7.00 pm and 7.00 am. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That the landscaping scheme referred to in condition 1 above shall include details of the fencing to the storage area and secure compound. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That no outside storage shall exceed 2m in height unless otherwise agreed in writing with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That no air conditioning equipment, noise or small generating equipment shall be positioned on the merchandise building, unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect local amenities in accordance with Policy E6 of the adopted South Oxfordshire Local Plan.
