Conditions / Refusal Reasons
That the application proposes the erection of a replacement dwelling outside the built up area of any town or village. The replacement is significantly larger in volume and greater in height than the existing (extended) property and the development would be contrary to Policy H16 of the adopted South Oxfordshire Local Plan and Policy H12 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.

That, having regard to the height of the replacement dwelling and its volume relative to the existing (extended) property, the proposals would represent an inappropriate form of development, which would detract from the openness of the Green Belt, contrary to Policy GB2 of the adopted South Oxfordshire Local Plan and of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.

That, having regard to the inappropriate details of design, and to its size and height, relative to the existing, the proposals would detract from the character and visual appearance of the locality, which lie within an Area of Great Landscape Value, contrary to Policies G1 and C3 of the adopted South Oxfordshire Local Plan, Policies G2, G6 and C1 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft and Section 3 of the South Oxfordshire Design Guide.
