That having regard to the size, form and character of the proposed two storey extension, the proposal represents an unacceptable form of development that would detract from the character, appearance and form of this attractive semi-detached pair of farm cottages to the detriment of the character and visual amenities of the Area of Outstanding Natural Beauty. As such the proposal would be contrary to Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan, Policies G2, C2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit (Draft) and the advice contained within EX2 of the South Oxfordshire Design Guide.
