Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Long Wittenham Conservation Area in accordance with Policy Con 10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and flues has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Long Wittenham Conservation Area in accordance with Policy Con 10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of condition 3 above the rooflights shall be of the conservation type and full details and specifications of these windows shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Long Wittenham Conservation Area in accordance with Policy Con 10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class 1 of Schedule 1 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no additional windows to those shown on the amended plan reference 2914/G/04/D shall be inserted in the north and east elevations including roof spaces unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly in accordance with Policy Con 10 of the adopted South Oxfordshire Local Plan.

That the existing trees, shrubs and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area and to help to assimilate the development into its surrounding in accordance wit Policy G8 of the adopted South Oxfordshire Local Plan.
