That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or the Town and Country Planning (Use Classes) Order 1987 (or any order revoking or re-enacting those Orders) the building shall only be used for a Class B1(a) use and for no other purpose including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987. Reason: To safeguard the character of the area in accordance with Policies GB3 and E8 of the South Oxfordshire Local Plan 2011.

That the boarding to be used for the external walls shall be dark stained and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policy E8 of the South Oxfordshire Local Plan 2011.
