Conditions / Refusal Reasons
That the window in the eastern elevation of plot 2 hereby permitted shall be glazed in obscure glaze prior to the first occupation of the dwelling and shall thereafter be retained as such. Reason: To ensure that the amenity levels of the neighbouring property are protected in accordance with Policy H11 of the South Oxfordshire Local Plan 2001 and Policy D4 of the South Oxfordshire Local Plan 2011.

That details of additional tree and shrub planting along the eastern boundary of the site shall be submitted to and approved in writing by the Local Planning Authority within two months from the date of this permission. The scheme shall be implemented as approved within six months from the approval of the detail and thereafter maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings and to ensure that amenity levels of neighbouring properties are protected in accordance with Policy G1 of the South Oxfordshire Local Plan 2001 and G2 of the South Oxfordshire Local Plan 2011.

That the garage accommodation (Plot 2 only) shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G10 and H4 of the 2001 adopted South Oxfordshire Local Plan and Policies T2 and D4 of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the side elevation of either dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H4 of the 2001 adopted South Oxfordshire Local Plan and Policies G2 and D4 of the South Oxfordshire Local Plan 2011.

That the parking provision shall be as shown on the deposited drawing, reference 02 BCS 0.80 and shall be retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G10 of the South Oxfordshire Local Plan 2001 and Policy T2 of the South Oxfordshire Local Plan 2011.
