Conditions / Refusal Reasons
That, having regard to the size and scale of the proposed building, it would detract from the character and appearance of the Forest Hill Conservation Area. The proposed garage would infill part of an important gap in the Conservation Area which is recognised within the Conservation Area Character Study as making an important contribution to the character of the area in terms of the view of open countryside seen from gaps between buildings thereby being contrary to policies G1 and CON 10 of the adopted South Oxfordshire Local Plan and Policies G2 and CON 10 of the South Oxfordshire Local Plan 2011 Second deposit draft.

That, having regard to the site's location within the Oxford Green Belt, the size and scale of the proposed development on an elevated and prominent site is considered to compromise the openness of the Oxford Green Belt so being contrary to policies G1, GB2 and GB4 of the adopted South Oxfordshire Local Plan and policies G2, GB2 and GB4 of the South Oxfordshire Local Plan 2011 second deposit draft.
