Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G9 of the adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. The scheme shall include details of the resurfacing of the existing access drive and the method of construction of the revised entrance so as to minimise disturbance to the existing Scots Pine trees. Reason: To help to assimilate the development into its surroundings and to safeguard trees which are visually important in accordance with Policies G9 and C16 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference CS/DG.1/07D all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the parking areas shown on drawing CS/DG.1/07D shall be formed, laid out and kept available by occupiers of the units, prior to the commencement of the use of any unit. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That, prior to the first use of any new unit, the access improvements shown on drawing CS/DG.1/07D shall be undertaken in accordance with the details to be agreed in accordance with condition 3 above. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That, except as may otherwise be agreed in writing by the Local Planning Authority, the buildings will be used for uses falling within Class B8 or B1(C) of the Town and Country Planning (Use Classes Order) 1987 only, and for no other purposes whatsoever. Reason: In accordance with Policy C11 of the adopted South Oxfordshire Local Plan.

That no deliveries to the site shall take place between 6:30 pm and 7 am the following morning, Monday to Saturday and at no time on Sunday. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That, except as may otherwise be agreed in writing with the Local Planning Authority, no two units may be amalgamated with another unit. Reason: To accord with the policy of the locality in accordance with Policy E4 of the adopted South Oxfordshire Local Plan.

That bat boxes shall be provided in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority prior to the first occupation of any further unit. Reason: In the interests of nature conservation in accordance with Policy C14 of the adopted South Oxfordshire Local Plan.

That no work shall be undertaken on Unit 2 between 1 May and 31 August and 1 December and 28 February the following year. Reason: In the interests of nature conservation in accordance with Policy C14 of the adopted South Oxfordshire Local Plan.
