Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the requirements of Condition 2 the piggery building and additional accommodation hereby permitted shall not be occupied or used until the external walls have been lime rendered and lime washed in a colour which shall first have been submitted to and agreed in writing by the Local Planning Authority before development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the external finish of all windows, external doors including garage doors, rainwater goods and flues has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the building replacing the former piggery hereby permitted shall be used only for the purposes specified in the application for nursery/playroom, home office/study, gymnasium, garage, utility room, wc and shower room for the personal enjoyment of occupants of Fletchers Farm and the building shall not be used as a separate dwellinghouse or for commercial or business purposes whatsoever. Reason: Because the use of the building as a separate dwellinghouse or for commercial or business purposes would not be in accordance with established planning policy and Policy G1 of the adopted South Oxfordshire Local Plan.

That the materials resulting from the demolition of the buildings except where may be necessary to provide hardcore for the access track, hardstandings for the garaging or as a sub-base for the rebuilding of the piggery shall be removed from the land within one month of the commencement of works and the land left in a tidy and orderly state. Reason: To safeguard the character of the area in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the existing vehicular access serving the dwellinghouse shall be closed by the planting of hedging of a species to match the existing hedging and allowed to grow and be retained and maintained at a height to match the existing and that any plant which may die or be seriously damaged or destroyed within 5 years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the existing trees and hedging on the site in the proximity of the development works shall be protected in accordance with British Standards 5837 Trees in Relation to Construction and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to development and to be maintained throughout the course of the development. Reason: To safeguard trees and hedges which are visually important in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
