That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the making good of the walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be of cast iron painted black or lead. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That development shall not begin until details of the perimeter fencing have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

A detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority before works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.
