That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Temporary works shall be undertaken to strengthen any wall, support any floor, roof or ceiling and to provide protection for the structure against collapse and/or weather during the works hereby approved. Reason: To protect the building from undue stress and weather in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

A complete photographic survey shall be made of the exterior and interiors of the building affected by the works before commencement of any works of stripping out, dismantling or removal of finishes; and a set of colour prints, labelled and dated, shall be lodged with the Local Planning Authority. Reason: To safeguard the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

All routes for mechanical and electrical services and drainage shall be arranged to be visually unobtrusive and cause the minimum disturbance to historic fabric. Details shall be submitted to and approved in writing by the Local Planning Authority before commencing works. These shall include types, sizes and positions of exterior soil and vent pipes, waste pipes, rainwater pipes, boiler flues and ventilation terminals, meter boxes and exterior cabling, and interior fittings such as radiators, electrical socket outlets and switchplates. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

No works shall commence on the site prior to the implementation of a watching brief which shall be maintained during the course of the works affecting the historic fabric of the building concerned. This must be carried out by a professional archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the identification and recording of features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policies Con 3, Con 4, Con 5 and Con 18 of the adopted South Oxfordshire Local Plan.

That a full schedule of the works and repairs to the building shall be submitted to and approved in writing prior to the commencement of works on site. The works and repairs shall be carried out as approved unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the making good of the walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be of cast iron painted black or lead. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.

A detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the local planning authority before works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area in accordance with Policies Con 3, Con 4 and Con 5 of the adopted South Oxfordshire Local Plan.
