Conditions / Refusal Reasons
That, having regard to its excessive size, and location relative to existing surrounding development, the proposal represents an incongruous and inappropriate extension of built development into open countryside, contrary to Policies H6 and G5 of the adopted South Oxfordshire Local Plan and Policies G2 and H6 of the South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That , having regard to its excessive size, and inappropriate materials and details of design, the proposal represents and inappropriate form of development which would detract from the character and appearance of the area, contrary to Policy G8 of the adopted South Oxfordshire Local Plan, Policy C5 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft and Parts 3 and 4 of the South Oxfordshire Design Guide.
That the site lies within the flood plain of the Hakkas Brook and insufficient information has been provided to demonstrate that the erection of a substantial new dwelling with associated boundary walls would not reduce the storage capacity of the flood plain and impede the flow of water across the site contrary to Policy G16 of the adopted South Oxfordshire Local Plan and Policy EP5 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That the construction of a new dwelling and associated driveways and other works, close to the Hakkas Brook would not provide undisturbed refuges for wildlife , contrary to Policies C14 and C15 of the adopted South Oxfordshire Local Plan and Policy C7 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
