That, having regard to its length, mass and location on the boundary with no 187 Oxford Road, the rear extension would result in an oppressive form of development detrimental to the amenity of the occupiers of this property contrary to policies G1, H12 of the adopted South Oxfordshire Local Plan, policies G2, H13 of the South Oxfordshire Local Plan 2011 Second deposit draft and Section EX2 of the adopted South Oxfordshire Design Guide.
That, having regard to the scale and size of the proposed extension it represents a disproportionate addition over and above the size of the original dwelling and represents inappropriate development in the Green Belt so being contrary to policies G1, H12 and GB2 of the adopted South Oxfordshire Local Plan and policies G2, H13 and GB2 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.
