Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 5014314930/100/A03L99/P2, A03L110/P4, A03L300/P2, A04L400/P5 and A04L401/P1 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Head of Service for Sustainable Development in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That samples of the exterior materials proposed to be used shall be submitted to and approved in writing by the Head of Service for Sustainable Development prior to the start of work on the site. Reason: To ensure the materials are compatible with the surrounding development.

That the land be landscaped and planted with trees and shrubs in accordance with a comprehensive planting and landscaping scheme first approved by the Head of Service for Sustainable Development and that trees and shrubs so planted be properly maintained and that in the event of any of the trees or shrubs dying or being seriously damaged or destroyed within a period of five years from the completion of the development a new tree or shrub or equivalent number of trees or shrubs as the case may be, be planted and properly maintained in a position or positions first approved by the Head of Service for Sustainable Development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.

That all planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years die, are removed or become seriously damaged shall be replaced in the next planting season with others of similar size and species, unless the Head of Service for Sustainable Development gives written consent to any variations. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.

That the existing School Travel Plan shall be updated to take account of the development hereby approved and shall be submitted to and approved in writing by the Head of Sustainable Development following consultation with the TravelWise team. The amended Travel Plan shall be put into operation by the start of the Autumn term 2004. Reason: In the interests of highway safety and to encourage more sustainable means of transport.

That details of any proposed new fencing shall be submitted to and approved in writing by the Head of Service for Sustainable Development prior to the development commencing. Reason: In the interests of visual amenity.

That a detailed scheme for all foul and surface water drainage works shall be submitted to and approved in writing by the Head of Sustainable Development prior to the commencement of the development. Reason: To ensure drainage details are satisfactory and to avoid pollution.
