Conditions / Refusal Reasons
That, having regard to its size and location on the boundary of the site with No 3 Elm Drive, the proposed two storey extension would have an overlooking effect and overshadowing, overbearing and oppressive impact on the occupants of that adjacent property, detrimental to their residential amenities, contrary to Policy H12 of the adopted South Oxfordshire Local Plan, Policy H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.6 of the adopted South Oxfordshire Design Guide.

That having regard to its size, location of the boundary of the site with 3 Elm Drive and its form the proposed two storey side extension would represent an inappropriate and cramped form of development detracting from the duality of design of this existing pair of semi detached dwellings detrimental to the character and appearance of these properties and harmful to the visual amenities of this part of Elm Drive contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan, Policies G2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.6 of the adopted South Oxfordshire Design Guide.
