That having regard to their size, scale and form the proposed extensions would result in further significant extensions to this already altered and extended dwellinghouse detrimental to the character and appearance of the building which is included on the List of Buildings of Special Architectural or Historic Interest (Grade II). In addition the proposed swimming pool by reason of its size, form and location would be detrimental to the setting of the listed building which includes the adjacent barn. The development would therefore be contrary to policies G8, Con 6, Con 7, C2 and H12 of the adopted South Oxfordshire Local Plan and policies D1, Con 4, Con 5, Con 7, C2 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft and Section 4.6 of the adopted South Oxfordshire Design Guide.
