That, having regard to its design, size and massing relative to the existing roof, the proposed side dormer represents an inappropriate and incongruous form of extension which would detract from the character, appearance and detailing of the existing dwelling and would be detrimental to the visual amenity of the locality, contrary to policies G1 and H12 of SOLP, G2 and H13 of South Oxfordshire Local Plan 2011 second deposit draft and Section 4.4 of the adopted South Oxfordshire Design Guide.
The proposed first floor bedroom window would result in overlooking of the private rear garden to 30 Blenheim Close which would adversely affect the residential amenity for occupants of that property, contrary to policies G1 anf H12 of the adopted South Oxfordshire Local Plan and G2 and H13 of the South Oxfordshire Local Plan 2011 second deposit draft.
