That having regard to the location of the proposed extension relative to the site boundary, the extension would result in a cramped and unneighbourly form of development which would be harmful to the character of the area and would adversely affect the residential amenity of the occupiers of Ditham Cottage. This is contrary to policies H12 and G8 of the Adopted South Oxfordshire Local Plan, policy H13 of the South Oxfordshire Local Plan 2011 second draft deposit and section 4.6 of the approved South Oxfordshire Design Guide.
