Conditions / Refusal Reasons
That the extensions to the dwelling by reason of its design, form, materials and volume would dominate the existing dwelling which has a modest origin in terms of size and detract from its character and appearance. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, policies H12, G8 and H13 of the South Oxfordshire Local Plan 2011 Second Draft Deposit. Section 4.6 of the approved South Oxfordshire Design Guide, and Section 3.6 of Planning Policy Guidance 2.
That having regard to its size, the proposed extension would result in a disproportionate addition to the original dwellinghouse, with the potential to use the two storey extension (as proposed on the north west elevation) as a self contained unit, thereby adversely affecting the openness of the Oxford Green Belt. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, policies GB4 and H12 and policies GB4 and H13 of the South Oxfordshire Local Plan 2011 Second Draft Deposit. It would also be contrary to paragraphs 3.5 of Planning Policy Guidance 2. No very special circumstances have been put forward to justify an exemption to Green Belt policy.
