Conditions / Refusal Reasons
That prior to the first occupation of the dwelling to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience in accordance
with Policies G10 of the South Oxfordshire Local Plan 1997 and T1
of the First Deposit Draft South Oxfordshire Local Plan 2011
(June 2002).
That the parking provision shall be as shown on the deposited drawing reference 990403A and shall be constructed, surfaced and laid out, retained and thereafter maintained to the satisfaction of the Local Planning Authority. The top surface material shall be approved in writing by the Local Planning Authority prior to being laid. These works shall be completed prior to the first occupation of the dwelling hereby permitted and shall prevent surface water from discharging from the site onto the public highway.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities in accordance with
Policies G10 of the South Oxfordshire Local Plan 1997 and
T1 of the First Deposit Draft South Oxfordshire Local Plan 2011
(June 2002).
That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of Schedule 2 Parts 1 and 2 of the Town and Country Planning (General Permitted Development) Order 1995.
Reason: To safeguard the character of the area in accordance with Policy H11
of the adopted South Oxfordshire Local Plan 1997 and Policy H13
of the First Deposit Draft South Oxfordshire Local Plan 2011
(June 2002).
That the dwelling hereby approved shall provide two bedrooms and shall be so retained.
Reason: To secure the proper planning of the locality in accordance with
Policy H11 of the adopted South Oxfordshire Local Plan 1997
and Policy H13 of the First Deposit Draft South Oxfordshire Local
Plan 2011 (June 2002).
That the first floor windows in the rear (northwestern) elevation shall be obscure glazed and so retained.
Reason: To ensure that the development is not unneighbourly in accordance
with Policy H11 of the adopted South Oxfordshire Local Plan 1997
and Policy H13 of the First Deposit Draft South Oxfordshire Local
Plan 2011 (June 2002).
