Conditions / Refusal Reasons
That the site lies in a ribbon of development in a semi rural location. The erection of 3 dwellings would therefore be contrary to Policy H6 of the adopted South Oxfordshire Local Plan, and the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That the development fails to provide a mix of dwelling types and sizes, contrary to Policy H7 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That the site comprises an important open and undeveloped space adjoining Cholsey Footpath 24. The erection of 3 dwellings and accesses, would detract from the character and visual amenity of the locality and the loss of a substantial amount of the roadside hedge, contrary to Policies G1, G5 and C1 of the adopted Local Plan and Policies G2, G4 and C4 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That the proposal would result in an unacceptable intensification of Winterbrook Lane which, by reason of the geometry, width and visibility at its junction with Reading Road, is unsuitable to serve the proposed development. The development would therefore be detrimental to the safety and convenience of users of the highway, contrary to Policy G10 of the adopted South Oxfordshire Local Plan and Policy T1 of the approved South Oxfordshire Local Plan, 2011, Second Deposit Draft.
That inadequate information accompanies the application to demonstrate that the development will not adversely affect a site of archaeological importance. As such, the development is contrary to Policies CON16 and CON17 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Local Plan, 2011, Second Deposit Draft.
