Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development including the decorative courses and brick bonding shall be submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To safeguard the character and appearance of the Marsh Baldon Conservation Area in accordance with Policies G8 and Con 10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors including those for the garden shed has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Marsh Baldon Conservation Area in accordance with Policies G8 and Con 10 of the adopted South Oxfordshire Local Plan.

That the existing trees and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees and hedges which are visually important in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted at first floor level or in the roof of the side elevation facing east unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
