Reason: By virtue of Section 18 of the Planning (Listed Buildings and 
               Conservation Areas) Act 1990.

That the detailed design and materials of the new fireplace shall be submitted to and approved in writing by the Local Planning Authority prior to its installation.

Reason: To safeguard the character and appearance of the listed building in 
               accordance with Policy Con 5 of the adopted South Oxfordshire 
               Local Plan.
