Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used on the external walls and roof of the extension and the walls forming the plinth to the conservatory shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That fencing along the boundary with No 5 Andrew Road shall be erected, retained and maintained at a height of not less than 2 metres as indicated on the submitted plans. Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
